Lake Dallas is a charming lakeside community of 2.7 square miles on the shores of Lewisville Lake ten miles south of Denton and 7 miles north of Lewisville on I-35E in southeastern Denton County. The city is bordered by I-35E to the west and Lewisville Lake to the east and is 30 miles northwest of downtown Dallas, 38 miles northeast of downtown Fort Worth, and 18 miles from the Dallas-Fort Worth International Airport.
Lake Dallas is enjoyed for its unique lakeside living and small-town feel within the heart of the expansive Dallas-Fort Worth Metroplex. Despite the community’s small size, it boasts assets that are often found in larger cities: a lake, a marina, a private airport, and easy access to an interstate highway. A new bridge spanning Lewisville Lake connects Lake Dallas’ Swisher Road to Eldorado Parkway allowing motorists to travel easily from I-35E to the Dallas North Tollway.
The primary natural feature in Lake Dallas is Lewisville Lake, one of the largest lakes in north Texas. Lewisville Lake is an Army Corp of Engineers reservoir that is immensely popular for water sports and outdoor recreation. This recreational lake is great for boating, fishing, water skiing, kayaking, and swimming. A sandy beach offers an opportunity to swim, a boat ramp and dock provide easy access to the lake, and a fishing pier is an idyllic way to cast a line on the water. Lewisville Lake boasts the official designation as the “Urban Bass Fishing Capital of Texas.”
Along the shores of Lewisville Lake is the city’s largest and most beautiful park, Willow Grove Park. The park is located on protected and preserved Army Corp of Engineers land leased by the City of Lake Dallas and offers a scenic location for an afternoon picnic, walking or biking the Willow Grove Park Trail, or just a quiet and beautiful place to relax in nature. Extended RV and tent camping sites are situated in the park amongst picnic tables, a children’s playground, and public restroom/shower facilities. Willow Grove Park is a popular destination year-round.
Main Street in downtown Lake Dallas is a gem waiting to be polished. Revitalization is underway. Recently, new mixed-use storefronts have been built and new shops opened. Main Street has been fully reconstructed including a beautiful star motif inlaid in decorative brick at a major intersection, new 5’ wide sidewalks interspersed with beautiful brick pavers installed, and decorative street lamps added. Since 2019, the Lake Dallas Community Development Corporation has purchased $1M in properties on and adjacent to Main Street with plans to demolish all existing structures and make the locations site-ready for development. The land is being purchased from Atmos at the DCTA rail trail and Hundley for conversion to a green space and public parking site. A few blocks away at the corner of Market and Alamo, the land where the Lake Dallas water tower stands is being acquired from the Lake Cities’ Municipal Utility Authority for use as a downtown pocket park and public gathering space.
Currently, approximately 6 acres of prime commercial real estate is available along I-35E at Hundley Drive. Additionally, Swisher Road has several excellent opportunities for development with 6 acres of vacant commercial land available at the entry to the Lewisville Lake bridge and 16 additional acres of prime commercial real estate available within one mile of this location on the north side of Swisher.
